A boiler that keeps losing pressure usually has a small leak somewhere in the loop, a pressure relief valve that is letting water out, or an expansion tank that has lost its air charge. Topping it up only hides the problem. A technician should find the cause, because running a boiler at low pressure can trigger lockouts and wear the pump.
Uneven heat is most often caused by air trapped in the system, a zone valve that is stuck closed, or a circulator pump that no longer moves enough water. In radiant floor systems, a single loop can also be air-bound. We test each zone, purge the air and repair the valve or pump that is holding back the flow.
Once a year is the usual recommendation, ideally in September or early October before the heating season starts. An annual service checks combustion and venting safety, pressure, the expansion tank, pumps and valves, and catches worn parts before they fail on a cold night. It also helps the boiler use gas efficiently.
