What does a furnace replacement in Richmond involve?

A proper furnace replacement starts with a load calculation to size the new unit, then a check of the ductwork and return air. A high-efficiency gas furnace needs PVC venting and a condensate drain. The old furnace is disconnected and removed, the new one is installed, gas and venting are tested, a permit is pulled where required, and the thermostat is set up.

Many detached houses in Richmond still run on a mid-efficiency furnace from the 1990s or early 2000s. Those units vent through a metal B-vent and waste a good share of the gas they burn. When one needs repairs every winter, a high-efficiency condensing furnace is usually the better spend. It burns less gas for the same heat, and the new venting and drain are planned into the job from the start.

We do not copy the size off the old nameplate. Older furnaces were often oversized, and a house with new windows or insulation needs less heat than it did. A load calculation tells us what your home needs, so the new furnace runs steady, quiet cycles. We also check the ductwork and return air, because a new furnace on starved ducts still heats poorly.

Ed and the Encano crew handle the whole job: the quote, the venting change, the condensate drain, the gas connection, the thermostat and hauling away the old unit the same day. You get one upfront, flat-rate price in writing before anything is removed, and a 1-year workmanship warranty on the install. Questions after the job? Call or text the same number.

Signs your Richmond furnace is due for replacement

  • It is 15 to 20 years old or more

    Bigger repairs and harder-to-find parts.

  • Repairs every heating season

That money can go toward a new unit instead.

  • Gas bills climbing for no clear reason

Older mid-efficiency units lose more heat up the flue.

  • Uneven heat between rooms

Often a sizing, duct or return air problem.

  • Cracked heat exchanger or failed safety checks

A safety problem. Replacement is the usual answer.

  • Noisy start-ups and short cycling

Points to worn parts or poor sizing.

What a furnace installation from Encano includes

A new furnace only performs as well as the work around it.

Load calculation and sizing
Sized to your house as it is today: square footage, insulation, windows and layout.
Ductwork and return air check
Undersized returns and leaky ducts choke a new furnace. Any change needed goes in the quote.
PVC venting and condensate drain
Condensing furnaces vent through PVC, often out a side wall, and make water that needs a drain. We plan both routes.
Gas connection and safety testing
Gas line connected, leak-checked, and combustion and safety controls tested.
Thermostat setup
Your existing thermostat or a new one, connected and set up.
Old unit removal and clean-up
The old furnace leaves with us the same day.

Repair or replace your furnace?

Sometimes a repair is the smart move, and we will say so.

Repair it when

  • The furnace is under about 12 to 15 years old and has been reliable
  • The problem is a single part such as an igniter, flame sensor or blower motor
  • The repair is a small fraction of the cost of a new furnace
  • The heat exchanger is sound and safety checks pass

Replace it when

  • The furnace is 15 to 20 years old or older and repairs keep coming
  • The heat exchanger is cracked or the unit fails safety checks
  • It is a mid-efficiency model and you want lower gas use
  • Rooms heat unevenly because the unit was sized wrong to begin with
  • Parts are hard to get or the repair quote is large

Furnace replacement in Richmond homes, from Steveston to East Richmond

Forced-air gas furnaces are most common in Richmond’s detached houses, many built between the 1960s and 1990s in Broadmoor, Seafair, Blundell, Thompson and Garden City. Their original venting usually runs up through the roof. A condensing furnace often means a new PVC vent out a side wall, so we check where the vent and intake can go and their distance from windows and property lines.

Richmond sits on Lulu Island, close to sea level, with a high water table. That matters for the condensate: it needs a proper floor drain, standpipe or small pump so water never backs up into the furnace room. Newer houses in Terra Nova, Westwind and Riverdale may already have PVC venting, which keeps a swap simpler.

Encano is based in Richmond, so estimates here are close to home.

Furnace Installation questions

Public figures from local companies put a new high-efficiency gas furnace, installed in BC, at around $5,000 to $7,000 or more. The price moves with furnace size, venting and condensate drain work, duct changes and the thermostat. Encano gives a free estimate and a written, flat-rate price before any work starts.
Usually not for a straight gas-to-gas swap. FortisBC’s Connect to natural gas rebate, up to $3,800, is for homes switching from oil or propane to a natural gas furnace, boiler or combi, and does not cover replacing one gas furnace with another. CleanBC heat pump rebates are income-based and need a program Registered Contractor. We will tell you if your project may qualify and point you to the official page.
A condensing furnace pulls so much heat from the exhaust that the gases cool enough to vent through plastic PVC pipe instead of a metal chimney. That process also creates water, called condensate, which has to drain away. We plan the vent route, usually out a side wall, and the drain, either to a floor drain, standpipe or small pump, as part of the quote.
A straightforward replacement in a Richmond house is usually done in one day, including removing the old unit, installing the new one, running the venting and drain, connecting gas and testing. Jobs with duct changes or a hard-to-reach furnace room can take longer. The expected timeline comes with your written quote.
It depends on your home today, not the size of the old furnace. We look at square footage, insulation, windows, layout and how the house heats now. Many older Richmond homes have oversized furnaces that short cycle, waste gas and leave rooms uneven. A furnace sized by load calculation runs steadier, quieter cycles and keeps temperatures more even from room to room.
Gas appliance installations in BC generally need a gas permit and may be inspected. We handle the permit and inspection where required as part of the job, so you do not have to deal with the paperwork.
