Our home base. Lulu Island sits close to sea level behind the dikes, so drains have little slope and the water table is high: perimeter drains, sump pumps and backups are part of life here. Townhouses often run on hydronic boilers; detached homes mostly on gas furnaces.
Vancouver
Just over the bridges from Richmond. Older character homes and Vancouver Specials often still have aging galvanized or copper lines and hydronic radiators, which is where hidden leaks and tired boilers show up.
